The neighbourhood of Avalon is located in Orleans a suburb of Ottawa, Ontario. The growth of this neighbourhood has brought lots of development along Innes Road where large shopping plazas, cinemas, fitness clubs and hardware store have popped up since it's beginnings in the late 90's. The neighourhood falls under two MLS Districts referred as 1117-Avalon West being the area between Trim Road and Tenth Line Road and 1118-Avalon East the area between Tenth Line Road and Mer Bleue Road. Avalon offers a wide range of property types and price point. We can find a variety of freehold type properties including single-family detached, semi-detached and row-type also known as townhouse. Avalon also has some condominium-class properties including both stacked and apartment style condos.

In 2021, Orleans' Avalon neighbourhood saw a total of 437 sales residential-class properties and a total of 100 condominium-class properties. The average sale price of these 537 properties was $633,299. 

2021 Avalon - Orleans Property Class

The average sold price of residential-class properties was $683,090 and took an average of 10 days to sell. Condominium-class properties sold for an average price of $415,712 while spending 14 days on the market. The area of Avalon East is much larger and development started over 20 years ago while the area of Avalon West is smaller and has only been under development for a few years. For that reason there are more sales in the Avalon West area where a few builders are currently building the new subdivision.

2021 Avalon MLS District

Avalon East and Avalon West boasts a wide variety of property types as previously outlined. What about property sizes and more specifically bedroom count? Of the 637 sales in Avalon, 255 properties had 3 bedrooms, 242 properties had 2 bedrooms while 120 properties had 4 bedrooms. Only 18 properties had 5 or more bedrooms and only 2 properties had 1 bedrooms or less.

The average sold price year to date for 2021 was $719,605 for a freehold or residential-class property and $419,683 for a condominium-class property in the City of Ottawa. This average is higher than the average sold price of properties located in Avalon. The average for Avalon condos is $415,712 and the average for a freehold property is $683,090. This seems to indicate Avalon provides good value to it's buyers looking for a safe and family friendly community.

Average Price Ottawa vs Avalon

Avalon is home to many young families because of it's proximity to many schools, parks and greenspace, walking and bike paths. The community is also conveniently close to the large shopping plazas and big box stores located along Innes Road which offer families all they could want from their day today including groceries, house renovation needs, as as well as health care professionals.

These rental properties of all types had an average rental cost of $2,169 per month. The average rental property in Avalon had 3 bedrooms and 3 bathrooms and they rented in an average of 21 days. When looking at the average rental cost per bedroom count we can see the average two bedroom Avalon rental was $1,838 per month while the average 3 bedroom rental property was $2,225. Avalon has some large homes and those also find great families or professionals as tenants. The average rental cost for a 4 bedroom rental property in Avalon was $2,643.

The majority of rental properties in Avalon are in the range of $1,800 to $2,400 per month. The row house style or townhome style properties are most common in Avalon and those can rent in the range of $1,800 to $2,400. 2 Storey row units rent for an average of $2,220 per month while the 3 storey row units rent for $1,950 per month as they often only include 2 bedrooms compared to the 3 bedrooms generally found in the 2 storey models. Another major difference between the 2 storey and 3 storey row units is the fact that 3 storey models tend not to have a backyard and the outdoor space is limited to some front balconies or decks as well as the front yard. 2 storey row units generally have a backyard which is often more popular with families with children or with pets.
